The build at Lydia Place is rising fast and during May we hit a major milestone: wall and roof framing was underway!

This isn’t your standard framing job. At Lydia, we’re building smarter from the inside out. One of the key differences? Our external walls are 140mm thick, compared to the typical 90mm you’d find in most New Zealand homes. That extra 50mm might not sound like much, but it makes a big difference, allowing us to pack in 50% more insulation.

We’ve also installed the dwangs on their edge, rather than flat, which allows for a continuous layer of insulation between the studs. This small and clever detail helps eliminate thermal bridging and supports the airtightness and energy efficiency we’re aiming for.

Why does that matter? More insulation and better detailing mean improved thermal performance — essential for achieving the eHaus Pacific criteria we’re targeting. It helps keep the home warm in winter, cool in summer, and energy-efficient all year round, all while creating a healthier, more comfortable living environment.

This stage of the build is where the structure really starts to take shape, highlighted by those four striking gable ends. You can now walk through the spaces, see the layout come to life, and get a feel for how the home will function. It’s always an exciting moment for the team and a great time to appreciate the craftsmanship and precision that goes into every detail.
